Maintenance Plans

A maintenance plan is an important part of keeping your investment working properly and getting your money’s worth. There are lots of steps you can take to keep your system properly maintained, so that your power bills stay low, air quality stays high, and you can avoid emergency service calls.

Keeping everything clean is a major part of good maintenance. This includes condenser coils and drain lines, filters, and fan motors. Dirty condenser coils and drain lines can reduce your system’s ability to remove hot air from your home. Clogged filters can cause increased energy consumption, lower comfort levels, damage to parts, reduced air flow, and reduced humidity removal. If the fan motors on your system are dirty, they could be pushing that dirt back into your home, which decreases your indoor air quality.

Thermostat settings need to be checked to be sure the cooling and heating system keeps you comfortable when you are home and saves energy while you are away. Also, inspecting the condensate drain in your central air conditioner, furnace and/or heat pump is recommended. A plugged drain can cause water damage in the house and affect indoor humidity levels. Semi-annual inspections and professional cleanings ensure your system is running properly, and also extend the life of your system with proper maintenance.
